Shakti M. Rhys is counsel in Herrick's real estate department, focusing on condominium and cooperative law as well as commercial leasing.

She represents developers, sponsors, landlords, commercial tenants, lenders, borrowers and investors in a broad range of real estate transactions, with a focus on all phases of the planning, structuring, financing and implementation of complex commercial, mixed-use and residential projects. Shakti has extensive experience with new construction luxury cooperative and condominium offerings, purchase and sale contracts for commercial and residential condominium units, and rental to cooperative or condominium conversions. She crafts cooperative and condominium governing documents and oversees the drafting of offering plans, “no action” letter applications and other regulatory filings. She routinely appears before the New York State Department of Law to facilitate the registration of such co-ownership regimes.

Shakti’s leasing practice focuses on representing landlords and tenants in the leasing of office and retail space throughout the United States. Her experience includes negotiating leases, subleases, management and leasing agreements, brokerage agreements, surrender agreements and other related leasing transactions. Shakti also brings to bear her extensive knowledge of condominiums to assist clients in structuring leasehold condominiums for long-term occupancy requirements.

Prior to joining Herrick, Shakti worked with real estate teams at other major New York law firms, including Kramer Levin Naftalis & Frankel LLP and Stroock & Stroock & Lavan LLP.
