Representation of a real estate company in its negotiations to acquire a million square feet of development rights from the New York City Housing Authority. This project would also include the redevelopment of the 145,000 square-foot Beacon High School.

Representation of an institutional lender in term, construction and revolving credit facilities to a not-for-profit school for the arts. The facilities are secured by prime and collateral mortgages on properties in California and New York.

Real Estate Company - Industry-to-Education Conversion
Representation of a real estate company in the purchase of an industrial building for conversion to the High School of Information and Technology. The work included acquisition, leasing, and a substantial environmental cleanup.

Landmarked School Building - Land Use and Zoning Advice
Representation of a school in land use and zoning issues in connection with the expansion and redevelopment of the school's historic home. Our work included obtaining landmarks approval of a rooftop addition, zoning approval of a two story gym, the transfer of zoning development rights and the purchase of additional zoning development rights, and obtaining a Board of Standards and Appeals special permit for the construction of a school in a manufacturing district.

Representation of a major university in the redevelopment of a historic property which was the subject of extensive litigation in state court following approval by the state's historic preservation officer.
