Brooklyn and Bronx Supermarkets Can Take Advantage of New Zoning

February 2009

Our land use team has just learned that the City Planning Department is working on a change to manufacturing zones in Central Brooklyn (Bushwick, Bed-Stuy, areas of East Williamsburg and Crown Heights) and much of the South Bronx to allow large supermarkets (up to 30,000 s.f.) on an as-of-right basis. Presently, food stores over 10,000 s.f. must apply for zoning relief in these areas. City Planning seeks to open up these largely vacant manufacturing areas and provide shopping opportunities to presently underserved neighborhoods. The zoning change is proceeding quietly through the drafting process and will hopefully be adopted this summer.
