Represented a joint venture in securing $265.5 million in Liberty Bonds and mezzanine financing to repay existing debt and to convert to residential use the top 41 floors of 20 Exchange Place, an 800,000 square foot, 57-story landmark building in the Financial District.

This transaction was designated as one of the Most Ingenious Deals of the Year in 2006 by the Real Estate Board of New York. This was the first time in history that a single property has been the subject of the "Ingenious Deal of the Year" twice, as Herrick structured the initial deal in 2004 which was also named "Ingenious Deal of the Year."
